The Wellings Evergreen Income Fund is an open-ended real estate fund designed to provide investors with steady income and some long-term capital appreciation, along with built-in redemption flexibility. The Fund targets cash-flowing investments across asset types such as multifamily, self-storage, manufactured home communities, industrial properties, and open-air shopping centers. Its primary focus is on preferred equity and other investments with strong in-place cash flow. Investment Highlights: - The Fund focuses on preferred equity, a joint venture structure that generates strong yields while protecting downside. - The evergreen fund structure provides continuous capital deployment for long-term value creation, tax efficiency, and flexible reinvestment while providing liquidity for investors. - Fund operators will usually have at least a decade of relevant real estate experience and what we consider to be a proven track-record of success in their asset class. We share operator track record details upon request. - The Fund seeks to provide diversification across historically recession-resistant asset classes, operators, geographies, properties, and strategies. - All Wellings operators are subjected to a rigorous 27-step due diligence process that includes headquarter and property visits, background checks, reference checks, legal reviews, and more. - Wellings has preferred arrangements with best-in-class operators who have a track record of repositioning underperforming assets. - Fund properties are expected to be conservatively leveraged at the property level. The Fund itself does not anticipate using leverage.
