Overview
The Wellings Growth Fund II is a diversified, closed-end commercial real estate fund focused on capital appreciation. The Fund’s asset types may include multifamily, self-storage facilities, manufactured home communities, industrial, and open-air shopping centers. The Fund aims to deliver strong total returns by uncovering overlooked opportunities and leveraging joint venture structures with our operators. Investment Highlights: - The Fund seeks to take advantage of today’s market dislocation, where reduced property prices and the current credit crunch have created a rare opportunity for attractive returns relative to risk. - It targets underperforming, distressed, or mismanaged real estate assets across the U.S. that have strong potential for value creation. - The Fund is focused on structuring investments with the potential for outsized returns relative to the level of risk taken. - Fund operators will usually have at least a decade of real estate experience and what we consider to be a proven track-record of success in their asset class. We share operator track record details upon request. - The Fund seeks to provide diversification across historically recession-resistant asset classes, operators, geographies, properties, and strategies. - All Wellings operators are subjected to a rigorous 27-step due diligence process that includes headquarter and property visits, criminal and background checks, reference checks, legal reviews, and more. - Wellings has preferred arrangements with best-in-class operators who have a track record of repositioning underperforming assets. - Fund properties are expected to be conservatively leveraged at the property level. The Fund itself does not anticipate using leverage.
